Common questions
Are the Party Wall notices really free?
Yes. Preparing and downloading your notice pack costs nothing. You only pay for surveying work if your neighbour dissents and a Party Wall Award is required.
Will the notice actually be valid?
Every notice is checked against a statutory compliance matrix built from the Party Wall etc. Act 1996 before it is generated. If required information is missing, the download is blocked until it is supplied — we never issue a defective notice.
Which notices can I generate?
Line of junction notices under Section 1, party structure notices under Section 2, and adjacent excavation notices under Section 6 — one notice per adjoining owner, correctly addressed.
What is in the notice pack?
A contents page, a plain-English covering letter for your neighbour, the formal statutory notice with signature block, and an adjoining owner response form with a QR code so they can reply online.
How long does my neighbour have to reply?
Fourteen days from the date the notice is served. We track the deadline for you and send a reminder if there is no reply.
What happens if my neighbour dissents?
A dispute is deemed to have arisen and surveyors must be appointed to produce a Party Wall Award. We can act as agreed surveyor or as your appointed surveyor at fixed fees.
