Salisbury Party Wall Surveyors: Listed Buildings and Extensions

Expert party wall advice for Salisbury, Harnham, and Bemerton. Fixed fees for Wiltshire Council planning projects and Cathedral Close listed buildings.

This guide is part of our party wall surveyors in Salisbury hub — fixed fees, local coverage and a free 60-second eligibility check.

Navigating the legalities of property development in Salisbury requires more than just a planning application to Wiltshire Council. If your project involves work on or near a boundary, the Party Wall etc. Act 1996 applies. Whether you are planning a modern extension in Harnham or renovating a timber-framed property within the Salisbury Conservation Area, understanding your statutory obligations is essential to avoid legal delays.

Party Wall Hub provides specialist services as FPWS and RPSA-registered party wall surveyors in Salisbury, operating from our Highworth office with a drive time of approximately one hour to the city centre. We cover the SP1, SP2, and SP4 postcodes, ensuring homeowners in Bemerton, Laverstock, and Old Sarum have access to fixed-fee professional advice.

The Complexity of Salisbury Housing Stock

Not sure whether you need a party wall notice?

Our free 60-second eligibility checker tells you which sections of the Act apply to your Salisbury project and the exact fixed fee — no obligation.

Salisbury is home to an unusually high concentration of listed buildings, particularly within the Cathedral Close and the historic 'Chequers' grid. These properties present unique challenges for the Party Wall etc. Act 1996. Unlike modern semi-detached houses with a simple masonry party wall, many older buildings in Salisbury feature shared structural timber frames.

Where a structural frame is shared between two properties, almost any structural alteration—however minor it may seem—is likely to be notifiable under the Act. In these instances, the Party Wall Award must address temporary support in meticulous detail to ensure the stability of the adjoining building. If you are unsure if your specific property type requires a notice, you can use our free 60-second eligibility check to clarify your requirements.

In suburban areas like Harnham and Bemerton, the housing stock is often more conventional. Here, work typically involves Section 6 excavation notices for rear extensions or Section 2 notices for loft conversions involving steel beam insertions into a party wall.

Understanding the Party Wall etc. Act 1996

The Act is designed to prevent and resolve disputes between neighbours. It grants building owners the right to carry out certain works while protecting the interests and property of the adjoining owner. There are three primary sections that trigger the need for a notice:

  • Section 1: Used when you intend to build a new wall astride or up to the boundary line where no building currently stands.
  • Section 2: Covers work to an existing party wall, such as cutting into it for weatherproofing, thickening the wall, or inserting steel beams for a loft conversion. This requires a two-month notice period.
  • Section 6: This is the most common trigger for extensions. It applies if you are excavating within 3 metres of a neighbour’s structure to a depth lower than their foundations, or within 6 metres if a 45-degree rule applies. This requires a one-month notice period.

Once a notice is served, the adjoining owner has 14 days to respond. If they do not respond within this timeframe, they are 'deemed to have dissented', and a dispute is legally considered to have arisen. At this point, surveyors must be appointed to resolve the matter through a Party Wall Award.

The Importance of a Schedule of Condition

In the historic core of Salisbury, where buildings are often centuries old, a Schedule of Condition is a vital protective measure. This is a detailed photographic and descriptive record of the adjoining property’s condition before work begins. If a neighbour later claims that your construction caused cracks or structural movement, the Schedule of Condition serves as the definitive evidence to prove or disprove the claim.

At Party Wall Hub, a standalone Schedule of Condition is priced at £350, but we include this service free of charge when we are appointed to produce a full Party Wall Award. You can view our party wall process flowchart to see how this fits into the wider timeline of your project.

Fixed Fees for Salisbury Homeowners

Transparency in pricing is central to our service. We do not use hourly rates that can spiral; instead, we offer fixed fees so you can budget accurately for your Wiltshire Council planning project. Our fees are as follows:

  • First Notice: £50
  • Additional Notices (same project): £30 each
  • Agreed Surveyor: £650 (where one surveyor acts for both parties)
  • Building Owner's Appointed Surveyor: £850 (for a full Award)
  • Schedule of Condition: £350 (Free with an Award)

It is important to note that under the Act, the Building Owner (the person doing the work) is usually responsible for the 'reasonable' surveyor fees of the Adjoining Owner. Consequently, an adjoining owner typically pays £0 for professional representation to ensure their property is protected. If you have received a notice and need to appoint a professional, you can speak to a surveyor to discuss the next steps.

Why Choose Local Expertise?

While the Act is national, local knowledge of Salisbury’s specific planning environment and building archetypes is invaluable. Whether you are dealing with the constraints of the Salisbury Conservation Area or the practicalities of a new-build extension in Old Sarum, our team understands the nuances of the local landscape. We ensure that all notices are technically accurate—preventing the common errors that lead to legal challenges later in the build.

Before you begin your project, ensure you are compliant with the law. Use our check your project in 60 seconds tool to identify which notices you need to serve.
