What drives cost in the wider market
If you're comparing quotes elsewhere, three things push fees up:
1. Hourly billing. Most surveyors quote a "typical" £700 and end up invoicing £1,400 because unexpected correspondence, phone calls and Third Surveyor referrals add up.
2. London and inner-M25 postcodes. A central-London Agreed Surveyor Award commonly runs £1,500–£2,500 for the same work we do for £650 from Highworth.
3. Complex sites. Basement digs, listed buildings and multi-owner Awards can legitimately cost more — but a good surveyor will scope that and quote a fixed figure up front.
Who actually pays

Agreed Surveyor vs Building Owner's Surveyor — which route is cheaper?
If your neighbour is willing, appointing a single Agreed Surveyor is £200 cheaper per dissenting neighbour and just as legally robust. It's the same neutral surveyor drafting the same Award — one just doesn't require a second surveyor to review it.
