Cheltenham Regency Terraces: Party Wall Rules for Conservation-Area Extensions

Listed buildings and conservation areas don't escape the Party Wall Act. A Cheltenham-specific guide for Regency, Montpellier and Pittville extensions.

Planning permission and Listed Building Consent are only half the battle for a Cheltenham extension. The Party Wall etc. Act 1996 applies regardless of conservation-area or listed status — and the historic construction of Regency terraces makes Schedules of Condition more important here than almost anywhere in the South West.

Why Cheltenham properties need extra care

Listed Building Consent vs Party Wall Award — they're different

LBC is a planning matter. The Party Wall Award is a private legal agreement between you and your neighbour, made under a separate Act. You need both. Neither replaces the other.

A real Pittville example

A client extending a Regency villa last year: Listed Building Consent took eight months. The Party Wall Award took four weeks running in parallel. Because we'd done the Schedule of Condition before any scaffolding went up, a hairline crack the neighbour later flagged was demonstrably pre-existing — no claim, no delay.
