Bristol Side-Return & Rear Extensions: The Party Wall Checklist

Bristol's terrace stock — Clifton's tall Georgians, Redland's Victorian semis, Bedminster and Southville's bywaters — share one thing: almost every side-return or rear extension is notifiable under the Party Wall etc. Act 1996. Here's the checklist we run for every Bristol enquiry.

The 7-point checklist

1. Are you cutting into the party wall? (New steels, chimney breast removal, raising the wall.) Section 2 notice, two months.
2. Are you excavating within 3 m of a neighbour's wall at a depth lower than their foundations? Section 6 notice, one month.
3. Are you building astride the boundary? Section 1 notice, one month.
4. How many neighbours are affected? Mid-terrace = both sides. End-terrace = one side. Detached = often none.
5. Are any neighbours leaseholders? Notice must go to all owners (freeholder + long leaseholders).
6. Is there a flat above or below? Each unit is a separate "owner" under the Act.
7. Schedule of Condition needed? Always yes if any excavation or party-wall work — Bristol's housing stock is too varied to skip it.

Common Bristol mistakes

• Forgetting the leaseholder. A flat conversion in Clifton means notices to both the freeholder and each long leaseholder.
• Assuming a "garden wall" doesn't count. Boundary garden walls between gardens are usually Type (b) party fence walls — still covered.
• DIY template notices. Bristol surveyors increasingly reject these as defective. Re-serving costs you another month.
